Buying a Home: Start to Finish
When purchasing a home, whether for the first time or not, it is important to approach the decisions with care and knowledge. The most important step when deciding to buy is choosing a trustworthy Realtor® with whom you can work. The buyer broker relationship should then be finalized and the hunt is on . . .
• Make use of comment sheets and digital camera shots to refresh your memory of homes that you have viewed.
• Looking at too many homes, either at once or in total, will be frustrating as all become one to succeed in your search is not to view quantity but quality. Your Realtor® should be “tuned in” with your needs, wants, and dreams. I will help you organize your priorities.
• Once you have found your home, an offer is submitted, which should include a clause for a home inspection, perhaps financing and may require approval of your attorney. At this time, you will also need a deposit, which is held in trust, pending closing.
• A home inspection is a necessary step in your purchase plans, as this will establish any defects of the home.
• Once all conditions are fulfilled, we search the title along with all the other legal steps, such as a survey. Your lender and I are working hard on the financing.
• A statement of adjustments will be prepared a few days prior to closing. I will arrange for you to attend the closing and pay the balance of the funds.
• On closing day, after the transaction is completed, Shelby will deliver the keys and counsel you and your family in regards to your new home.
• As you await closing day, I can help you on the following:
3 Arrangements for the moving van, boxes, packing.
3 Send change of address cards.
3 Cancel/or transfer any automatic deliveries.
3 Arrange for moving day disconnection of utilities at old address.
3 Arrange for moving day gas, cable, water, and telephone connection
3 Transfer banking accounts, safety deposit box, etc.
3 Obtain and/or transfer medical records if necessary.
3 Notify insurance – life, health, auto, homeowners
3 Advise on changing wills, licenses, subscriptions – as required.
3 Obtain and/or transfer children’s school records.
The rest should come easy so send out the house warming invitations!
